We must have come across the terms 1BHK,2BHK, Carpet Area, Plinth Area, Super Built-up Area, etc. when looking for a flat to rent or buy.In an ordinary person’s language, BHK refers to the number of bedrooms the flat contains.

Technically, the complete form of BHK is bedroom, hall, and kitchen. The notation BHK denotes the  number of rooms available in a flat or house.

A 1BHK flat means 1bedroom, one hall, and a kitchen. At the same time, a 2BHK house means 2bedrooms, one entrance, and a kitchen.

So, what does BHK ,Carpet Area,Plinth Area,Super Buit-Up Area etc mean?

A BHK means Bedroom, Hall, Kitchen. Real estate experts use this notation word wide to identify the type of flat.

Differences between Carpet Area, Built-Up Area, Plinth Area, Super Built-Up Area:

The terms BHK,carpet area,plinth area,super built-up area etc are always used whenever we come across any residential building projects

Carpet Area:-Carpet Area is the area in an apartment plan, excluding the external wall area. In other words, it is simply that area that a carpet can cover. The area under service shafts, open terraces, and balconies do not come under the carpet area. It is the net usable area in an apartment. As per the RERA Act, the internal walls, toilet, kitchen, wardrobe area are all included in the carpet area.

The carpet area is usually 70% of the Built-Up Area.

Built-Up Area/Plinth Area:-Built-Up Area is the area covered between the external walls of the building, inclusive of the shaft area, area of balconies, verandahs, etc.

In other words,

Built-Up Area=Carpet Area+Area of the external walls+area of service shafts, balconies, etc.

As per thumb rule calculation,

The Build-up area is 20% more than the carpet area.

That is,

Approximate Built-Up Area=1.2 * Carpet Area

Super Built-Up Area:- Area Covered by an apartment including common area like lobbies, staircase, elevator area, covered play area, area of standard amenities like gym, swimming pool, clubhouse, etc. It does not include the area of the roof terrace.
